While the broader market saw a 40% dip in overall project registrations, Chembur remains a resilient outlier, with major developers like Godrej, Puravankara, and Rustomjee aggressively launching premium 3 and 4 BHK configurations to meet the needs of "lifestyle upgraders." Local data highlights that the demand for these "future-ready" homes is driven by Chembur’s unique balance of residential calm and strategic connectivity to BKC and South Mumbai, with property values in elite pockets like Diamond Garden and Central Avenue now commanding up to ₹30,000–₹40,000 per sq. ft.
Chembur Records "Severe" Pollution Levels as Neighborhood Becomes Mumbai’s Primary AQI Hotspot
Over the past week, Chembur has consistently recorded the highest pollution levels in Mumbai, culminating in a "Severe" AQI of 311 on Monday, January 19, 2026. While the rest of the city saw a slight respite with an average AQI of 156, localized pockets in Chembur—specifically Shell Colony and Swastik Park—remained trapped under a thick blanket of smog due to weak wind movement and heavy construction dust. The air quality in the area has seen a volatile week, starting from a moderate 107 AQI on January 12 and peaking sharply into the unhealthy and severe categories by the weekend. Health experts have warned that breathing Chembur’s air currently carries a health risk equivalent to smoking over 3 to 5 cigarettes a day, posing significant respiratory threats to residents.
